PROJECT SNAPSHOT

PAYNE CITY

MARCH 2026

48 Davis St - Green House/58 Davis St. - Demolished lot

The Payne City project, located in Macon-Bibb County, is part of ongoing efforts by the Macon-Bibb County Affordable Housing Fund to expand access to quality, affordable housing in historically significant and underserved neighborhoods. Payne City itself is a historic former mill village with roots dating back to the late 19th century, now undergoing revitalization to address housing needs while preserving community character.

This development focuses on delivering small-scale, high-impact rental housing to help meet local demand for affordable units in an area where housing costs and availability remain a challenge. This project is being built to provide new, affordable rental housing options for individuals and families who may be priced out of the current housing market. By delivering thoughtfully developed units, the initiative supports neighborhood stabilization, reduces housing cost burden, and encourages long-term community growth.

Additionally, the use of Historic Tax Credits and support from the Knight Foundation reflects a commitment to both preservation and reinvestment—ensuring that new development respects the area’s history while meeting modern housing needs. Though small in scale, the project plays a strategic role in demonstrating how targeted funding can create meaningful impact in underserved areas.
